Again, I used ceramic tile for the entire downstairs with the exception of the bedrooms. The chair rail here really breaks up the wall area.

People tend to treat property that does not belong to them as well as the owners. If you let property go downhill, the renters will destroy it even more. Just the way people are, I guess.
