After deciding that I would peel up the stick on tile in the bathroom, and having my putty knife go through the rotten plywood and subfloor, easily gouging a hole where I could see the dirt of the crawl space beneath the house, and realizing that the only thing holding up the toilet was the concrete block that supported the cast iron sewage drain...I realized that this had to be renter proofed in a big way.
I used concrete board in the bathtub area. Used a glass sliding shower door, to keep water from hitting the floor outside the bathtub area. Tiled everything. The walls had so many holes in them, I just fixed the major holes and applied joint compound in a kind of Venetian plaster effect, very rough and textural.
Also put in a new mirror cabinet, and a ceramic pedestal sink.
