The picture is of Desmond Castle, not the Franciscan friary, which is on the grounds of the golf course, and not by the river.

The castle was built by the Normans in the 12th century and although it is also known as Desmond castle their connection with it was only for about forty years from 1536.

Isn't that Desmond Castle? Or are they the same thing?
