"The founders bridge pool" is a legendary golf resort in central Virginia. Laced with startups , the Linksby Creek greens are a picturesque oasis amid rolling hills. Located just west of Richmond, Independence, is the premier events and golf destination in all of Virginia. Recognized by Golf Digest magazine as one of the best courses to play at in Richmond, we've reduced playing time by more than an hour. This helps to make your golf vacation even more enjoyable, but it also provides you with the privacy you need to enjoy the amazing views and scenery of this beautiful area.

The weather is hot and dry in Independence. However, the inherent risks associated with playing golf in the summer months may make this an unsuitable time to take part in the Covid-19 Founders Bridge Pool. This is primarily due to the fact that the area is prone to high water levels. High water levels pose both a danger to the public and to the staff on duty. Consequently, the legal liability for injuries resulting from the negligence of park employees will not be covered by our insurance policy.

In addition to the dangers of high water, another of the inherent risks of bridge pool ownership is property damage. There are a number of natural disasters which can threaten or damage your property, including the tides. Historically, many properties have been affected by these events, including the flooding of Wilsonville, the massive mudslide in Wise, and the drought in Loudoun. Many of these natural events occurred prior to our owning the bridge, so we were not prepared for the damage and issues we now face.

Naturally, a major concern of all owners is safety. Despite the wonderful new landscaping, the pool is still surrounded by the risks of lake debris and other lake elements. For example, leaves, pine needles, pinecones, twigs, and needles will inevitably find their way into the pool. While they will decompose and break down over time, eventually this debris will threaten your personal health and safety. In addition, the presence of algae and plants will also provide a host of other hazards, including the risk of slipping and falling, burns, chemicals, and electrical outages.

However, all of these risks do not negate the incredible benefits of owning a pool on your property. Among these benefits is the relatively low price of insurance. Many insurance companies will insure a pool owner for less than 50% of the cost of maintaining a traditional physical structure. This is largely due to the unique conditions of the lake itself. Unlike a traditional property, the lake presents a low percentage of naturally occurring debris and potential dangers. Additionally, because the Insurance Company considers the location of the property to be self-evident (even when there are no signs or flags or banners advertising its existence), your odds of securing coverage are even higher.

As you can see, owning a physical structure such as a pool provides a tremendous amount of economic benefit - even if you do not own the majority share of that structure yourself. However, the cost of obtaining an insurance policy will far outweigh these perceived benefits. The reason for this disparity is that the Insurance Company assumes you will be utilizing the particular physical space for leisure and/or recreation purposes. In the event of a mishap (say, a slip or fall), the Insurance Company will pay you for the losses and damage.

As far as the "liability" issue is concerned, the majority of Owners do not actually use the deck or lounge area on a regular basis. This is not to say that there are never incidents. On the contrary, the vast majority of incidents will involve guests, members of the public, or family and friends staying in the area on holiday or a bachelorette party. In these instances, the owner(s) are liable for any potential accidents. In addition, should your guest slip or fall and he or she is injured, the owner is responsible.

You may also want to speak to your local insurance policy agent regarding liability coverage. Many Policies have a specific section which addresses issues surrounding the usage of the building and its contents. The Insurance Policy will specify the type of liability that will be covered by the particular policy (i.e., bodily injury, property damage, etc. ).
