The town of Seattle has launched its submission information for crafting pre-approved detached accessory dwelling unit designs, the chosen plans to eventually be provided to homeowners as a less expensive and faster possibility for constructing yard cottages in single-household lots.

The pre-accredited designs are being developed underneath an government order made by Mayor Jenny Durkan when she signed laws town council authorized in July that eases restrictions on creating accessory dwelling items in single-family zones.

Pre-authorized designs for yard cottages are supposed to reduce permitting occasions and lower planning costs, incentivizing more DADU construction in Seattle.

The Seattle Department of Construction and Inspections (SDCI) and Office of Planning and Community Development launched a web-based survey from Sept. 30-Oct. 21 where respondents were requested to rank their preferences for design standards and describe their neighborhoods.

Eighty-five p.c of the 568 respondents were homeowners. Just eight % of respondents described their neighborhood as being largely apartments. Forty-six percent ranked inexperienced constructing as very important, and 48 % ranked low-price as essential. Sixty-one percent of respondents reported they had been considering constructing a yard cottage whereas 32 p.c identified as an architect or having a similar occupation.

Pre-authorized DADU design submissions are due by Feb. 17, and a range committee will identify 6-10 designs for SDCI workers to pre-approve. Selected designers will then need to submit a permit-ready plan to SDCI to evaluation at no cost. Submit plans to DADUplans@seattle.gov.

The city will create an online gallery with images and descriptions of the pre-authorized yard cottage designs. People can discover the one they like and be connected with its designer to create a site plan required to finish the permit utility. Dadu Online of up to $1,000 will be set by the designer to be used of their plan.

SDCI plans to have pre-accredited designs chosen by March. The designer retains the copyright to and liability for the pre-permitted plan, and could have an hourly charge specified in their plan submission.

DADU categories include: small-footprint (250-300 sq. toes); family-pleasant DADUs with at the very least two bedrooms; single-story ADUs designed for accessibility; low-cost DADUs; and DADUs with a garage.
