Day 1. And we are off. The first part of the remodeling project got started quickly. The joists above the garage were sagging. Inspection of the sagging boards revealed that they were grade 3 2x12s which are not suitable for a 22 foot span. After some jacking, it became evident that the sag was about 2 1/2 inches. The plan is to double up each joist with two additional 2x12s. Our construction crew is very good. Friendly and experienced fellows. Here you see the jacking rig. There are four 20 ton jacks in play here. I am not quite sure how long it will take to get the reinforcement in place, but once that is done, the electricians, the sheet rockers and the painters will have to work their magic.

One interesting thing was that you could actually see the sag in the roof. After jacking the roof was flat again. Evidence that they got it right.
