Opsal Steel Building

The Opsal Steel building is considered a prime example of early industrial construction in what was the industrial hub of south False Creek. We see it currently being deconstructed because it was in a state of disrepair, but a lot of it will be saved for its heritage value and rebuilt on the same site. It’s all heavy timber construction and consisted of 2 long shed buildings with huge internal spaces. It was designed in 1918 by architect T. H. Banforth and built by Dominion Construction. It produced crafted equipment for the logging and mining industry.

Located on 2nd Ave. between Quebec and Ontario, it will rebuilt using the original beams which remain in remarkable condition. Developed by Bastion Corporation, the new interior will feature long gabled roof ranges with high exposed ceilings highlighting the heavy timber frames from the original structure. Some original artifacts being retained will be wooded casting moulds and a gantry crane (a large overhead crane which uses a hoist to lift heavy objects). As well, the original signage of Opsal Steel will be remounted on the face of the building.

How is this preservation funded? There is a major shift from light industrial to residential buildings in south False Creek. On either end of the block between Ontario and Quebec, Bastion will develop a residential tower. The one near Ontario will be 12 storeys high and the one near Quebec will be 24 storeys high, the tallest building approved in the area to date. The maximum height allowable in the area was 15 storeys but because Bastion is preserving the Opsal building, they get the extra height from the city’s bonus density policy. This method of historical preservation is creating unique architectural sites in the city. It will be interesting to view the combination of old and new buildings with greatly differing heights on this block, as well as the Century Hand Car Wash still located beside the Opsal building. Perhaps this is why people want more voice in community planning.
