Rubber Tree - Ficus

Rubber tree is a misnomer here. I feel quite certain this tree does not produce rubber. I've been advised it is actually a magnolia tree. I called it a rubber tree because the leaf structure so closely resembled a distinct variety of home and office plants that were so popular in the 1950's. Then I thought it resembled a certain variety of an avocado tree, but my research indicated that it belonged to the ficus family. I never saw flowers on this tree and the magnolia trees in our neighborhood have a much smaller leaf structure and produce beautiful tulip blossoms.
