Painting these rooms took WAY longer than I originally anticipated. All of the millwork was dark...and required three coats of the new off white paint. The existing vented gas heater will be replaced with ventless gas logs. Currently, the fireplace has no damper to restrict air flow up the flue, so I'll install concrete board over the hole and stop the waste of heat going up the chimney. I also will cap the chimney with a premade concrete cap, that will keep critters and rain out of the chimney interior.
