Asphalt trails in wooded areas always require maintenance for root damage and this 6 mile trail is no exception. The proper repair method is to cut out the damaged section, prune the root and fill level with new asphalt. This method has always been used until one bad decision resulted in damage to the trail.

According to a past HOA board member, proper repair bids were rejected as being too expensive. Instructions to the vendor was modified to just cover the bad places with new asphalt. Now we go from a walking and jogging trail to a mountain bike trail. If the trails are worth fixing, they should be fixed right! Some of our handicapped seniors are now having difficulty on the trails as they are now worse than before with higher bumps and trip hazards.

The first 4 photos are older repairs done properly (cut, prune and fill). The other photos show our new mountain trail bike course. The last photo show who it impacts most, our handicapped seniors. HOA Declaration: Article II, Common Area, Section 3 (b) sums it up very clearly, "improvements that have been constructed, installed or created by the Declarant as part of the subdivision improvements or the work, shall be maintained by the Association in the same condition and appearance as constructed or created."
