11 EGRESS

I think I mentioned my long time neighbors moved. The new owner is a investor that is turning the home into a co-living home. Great! That was sarcasm BTW. Anyway they put a bedroom in the basement so that means they need a egress window for emergency exit. This is day 3 of the process, I hope they got a city permit for this!

I was watching and they cut the opening the same size as the original 31 inch Monarch buck frame. Then they framed the opening with 2x8 treated lumber making the rough opening 28 inches wide and about 46 or so high. Guarantee you my sister never ever could have escaped using that access, she was one mighty big lady. Paul

Unfortunately for them a cover wouldn’t work here since the window is half underground and have above. It may not be noticeable from this angle but the room above it cantilever’s out from the foundation about 2 feet. They will get some protection from that but at the same time this is a south west exposure and of course that’s where 90% of our storms come from.

The same neighbor found out the city code only allows 4 unrelated people to occupy a single family structure so mr investor from California might get a surprise when he rents to over 4 different people. Guessing he nor his property manager might not have been aware of that rule. Both Randy and myself will be keeping a close eye on this one. I don’t really care as long as they are not disruptive to all the neighbors but one might call me Gladys Kravitz. Paul

We have two of these (only four bedrooms, though). A sound and well-fitting cover goes a long way toward keeping out water (but not snakes, toads, rabbits, and chipmunks). We replaced the original covers after about twelve years. I hope the new covers last even longer.

I hope they end up being good neighbors, Paul. Was any sort of approval needed to reclassify the home as something other than single family? Do you know if it is being run by an agency?

This may be for folks that have disabilities and cannot drive. There was one near my old home in Plymouth MN, and that worked out fine. They called it a group home there. The residents were picked up by vans.

I’m with you on that one. You can see the damaged section of corrugated drain tile they removed and I saw a section they got to replace it with but I didn’t see and T’s or drain collection boxes so I think they are going to call it good to go but we’ll see what the city inspector has to say about that. Apparently one of the neighbors (not me) called the city and complained so now there is a permit for the job.

Taking with a neighbor and he says there are 7 bedrooms in that house now. If that means 7 different co sharing families/ people are going to be living there now….. I may move too. I bought this house new in 1985. Sorry to vent, this situation has me a touch unnerved. Where will 7 people park their cars? Paul

I hope he understands drainage. These windows can be a real pain during a heavy rain if they collect water. I see his gravel fill - but that isn't always enough.
