1963 - who built what - aerial view of western part of Palm Springs, Palm Springs Estates and areas north (comments below)

Hialeah, Florida


This is an interesting photo depicting no development west of W. 16th Avenue except for the Adler-built lake and some homes around it plus Milam Elementary School on the corner of W. 16th Avenue and W. 60th Street. All of the giant shade old trees south of the new lake between the Palmetto and W. 16th Avenue were bulldozed to create a totally shadeless environment for new housing.

When we moved to W. 9th Lane in June 1957, DuPuis Elementary and Palm Springs Junior High were in the last stages of construction, homes on W. 10th Avenue and west of 10th Avenue were being built, and there was absolutely nothing west of W. 12th Avenue except farms and ranches. W. 12th Avenue was a dirt road north of the Little River Canal (W. 53rd Street), with huge dips and potholes, and barely two lanes wide. There was nothing north of W. 68th Street and there were no homes around Lakes Laurence West and East.

The colored areas depicted represent area built by specific builders:

Aqua: These homes were built by R&R (Russell & Raulerson), developers and owners of Palm Springs Shopping Center and Palm Springs Mile on West 49th Street from W. 4th Avenue to W. 12th Avenue. As far as I know they still manage most of the properties on Palm Springs Mile which is totally built out with stores and shops.

Lavendar: This is the Palm Springs Estates development built by the Lovell Brothers, who also developed Palm Springs Villas east of Red Road and homes in other areas of Hialeah, and the Royal Oaks section which later became part of Miami Lakes when the town incorporated in 2001. The eight model homes were in the 5800 block of W. 12th Lane. I delivered the Miami News to the Lovells and Vic Wilde, their top salesman (who went on to be a city councilman), every afternoon in their offices which were in one of the model homes and I delivered the News to every section of Palm Springs Estates as they were built. Except for the City of Hialeah dump, this development wiped out former farm land/grazing land from W. 12th Avenue to W. 16th Avenue and from W. 53rd Street to the equivalent of W. 59th Street. Adler Construction (in yellow) built north on the same streets from 5900 north to 60th Street and north of 60th Street.

Yellow: These homes were built by Adler Construction from the 5900 block north to W. 68th Street. Adler built the first townhouses we ever saw along W. 16th Avenue and further north of W. 68th Street.

Green (middle right side): unknown builders but this was the "county section" totally surrounded by Hialeah. This area had Dade County addresses and county police and fire protection and the residents turned down incorporation by the City of Hialeah. It ran from NW 63rd Court (W. 9th Court) east to NW 57th Avenue and from NW 110th Street (W. 56th Place) to NW 114th Street (W. 60th Street) on the north in this photo, and another section went even further north east of Lake Tahoe (out of photo).

Uncolored areas: unknown builders - this includes the homes around Lakes Laurence West and East, the homes around Lake Tahoe, and W. 10th Lane and the east side of W. 11th Avenue between 53rd Terrace and 55th Place.
